Cost and What's Included
The cost of your home depends on a variety of factors, including your land, selected floorplan, desired customizations, elevation, and allowance items (driveway, sidewalks, landscaping, well and septic, etc.). We have home designs to fit every budget. You can work with one of our experienced Sales Consultants to estimate the total cost of your new home.
The cost of your TK home does not include appliances, land, or well and septic systems/city water and sewer hookups (along with any other site costs). The exact cost of these items depends largely on where your land is, and some counties or townships might require their own fees or permits. To learn more about the specific costs and requirements in your area, contact the sales center nearest you to speak with a member of our sales team.

Yes. Full poured basements are available on every plan we offer.
We only build from TK floor plans, and there are substantial financial savings for you to start with one of our plans. Oftentimes, we can review a third-party floor plan you like and recommend a similar TK plan, as well as available customizations that will deliver the best match.
Ranging from 1,100 square feet to over 3,000 square feet, our more than 30 floor plans offer a perfect fit for any size family.
Visit our Model Center page to see what model homes are available at the center nearest you. We understand the value of walking through a home to ensure it’s the right fit for you. If the floor plan you like isn’t offered at a model center near you, we will contact a homeowner, in the building process, to see if you can walk through their home while it’s under construction. Please note we cannot guarantee a home with your desired plan will be in the construction process near you.
Construction Process
As the premier “on your lot” homebuilder in the Midwest, our experts can best determine if your lot is suitable for a TK home. That’s why we offer a free site evaluation prior to beginning the construction process.
No worries! Our team would be happy to help you find the perfect lot for your home. Since we’ve been around for more than 30 years, we have many contacts throughout the many regions where we build. We’re all here to help you build the home of your dreams.
Yes. In fact, combining your land and home into one construction loan will likely save you money in the end.
Historically, we have delivered completed homes in an average of 5.5-7 months from the time of dig. 94% of the time we met or beat that timeframe. In today's unprecedented times of shortages and supply chain delays, builds are taking longer. We appreciate all of our customers' patience.
Communication is something we strongly value. Throughout the process of designing and building your new home, our project managers will keep in touch with you through phone calls, texts, and emails, as well as regular meetings.
We partner with some of the top companies and manufacturers in the nation, including Andersen Windows, Aqualok, Bryant HVAC, Dal-Tile, Generation Lighting, Schrock Cabinets, Shaw Carpet, Sherwin Williams and more. These partnerships allow you to build a high-quality home that fits your budget.
You can still begin building a new home if you have an existing home that still needs to be sold. You may wish to look into a Bridge Loan or Interest Reserve program, which would allow you to use at least some of your current home’s equity.
At TK, we’re here for you every step of the way. We’ll let you tell us how much help you need—whether you need us to handle all of the site work or none of it.
